Entrance & hallway with plenty room for coats and outdoor shoes. A large kitchen/dining area is fully equipped with an induction hob, full size oven, microwave oven, dishwasher, fridge, freezer and Quooker tap (instant boiling water). The utility room is equipped with a wine cooler, washing machine and tumble drier. Family Bathroom with separate Bath/Shower.

A spacious lounge with two large windows takes advantage of the stunning views over the patio/garden and across to Scapa Flow. There is a 55” Smart TV & DVD Player.

There is a generous sized shower room accessed from the hall and Master Bedroom.

All ground floor rooms have underfloor heating supplied from an air source heat pump and a heat recovery system ensures ventilation and great for allergy sufferers. Upstairs has radiators in each of the rooms. High pressure water system throughout.

Dishwasher, microwave, washing machine/dryer, oven, fridge freezer.

Smart TV, Bluetooth speaker and free High-speed Wi-Fi.

Off street parking for up to two vehicles and a large outdoor space.

The rear south facing garden has a patio area where you can unwind after a long day in the luxury six-person hot-tub. A sizeable shed offers ample secure storage for bikes, paddle boards, outdoor equipment etc.

A small selection of children’s toys/ buckets and spades are available for guest use.

Hairdryer, iron & ironing board, clothes dryer.

All bedding, towels and electricity are provided at no extra charge.

Recycling facilities available onsite

Cots and highchairs available on request (Please note cot bedding is not provided).

There will also be some laundry tablets/liquid, washing up liquid, hand soap, dishwasher tablets etc.

We operate a strict no smoking and no pet policy.

Off road parking is available for two cars. There is access to external power to enable car charging, an additional charge of £5.00 per night for the duration of the reservation is applicable, please advise at the time of booking if you would like to use this facility.
